Each unit can receive up to 2 parking passes.
Beach chairs are available March 1st to October 31st (weather permitting). Each reservation less than 14 days receives 1 free setup daily (2 chairs + 1 umbrella). Chairs are on a 1st come, 1st serve basis. Please pick a set not in use and the attendant will come by ask you your unit number.

Yes, we are on a public beach. No personal property may be left on the beach between midnight and 7:30 am or it will be removed and disposed per County Ordinance 13-07. We ask that canopies be set up behind or to the side of beach service.

The drinking of alcohol is allowed on the beach, underage drinking is not allowed and may result in arrest. Glass bottles and containers are not allowed on the beach.
All units in Building 1 (Unit numbers begin with a 1) are Gulf Front. All have direct front facing views except 1102 and 1103 which are on the ground floor and their view is obstructed by the sand dune. All units in Building 2 (Unit numbers begin with a 2) are Gulf View - meaning that they have a view but it is from an angle - please look at the photos of the units that shows the views from each of these units. We have some of the best views from our Gulf View units on the Island!
A $250 advance payment is required at the time of booking for a reservation to be valid. The final balance is due 30 days prior to check-in. If we have not received another form of payment 30 days prior to your check-in date, your credit card will be charged automatically.
Check in time starts at 4 pm.
We have an on-site office (a set of white double doors on the ground floor) that is open 9 am to 5 pm daily.
If you arrive before 4 pm, you are welcome to use the free beach service and pool as well as the public restroom.
If you will be arriving after 5 pm, we will give you a call, text and/or email letting you know your entry information once the unit is ready for check-in.
Please call our office at 850-244-9860 during office hours of 9 am to 5 pm. For your final payment we will run the credit card on file on the due date.
Cancellation of rentals that are made more than 30 days prior to the arrival date will forfeit $250. If you cancel within 30 days of your arrival you will forfeit 100% of the total reservation amount. We will try to re-rent the property, with a goal of receiving the total rent indicated in this Agreement. If we can find a substitute Booking Guest at an amount equal to or greater than the rent, then we will refund to Guest any amounts Guest has paid less $250. If guest must shorten their stay within 30 days of arrival or after checked in, no refunds will be provided for the nights not used. Long term guests (28 days or longer) must cancel at least 60 days prior to arrival.
The 2nd digit of the unit number indicates the floor - ex. 1206 is in Building 1 (GulfFront) and 2nd floor.
Yes, we have 2 elevators - 1 on the South end of complex and 1 on the North end.

We are a great size - only 7 stories and 68 units total! So even when we are sold out it does not seem too crowded at the beach!
All linens are provided. Beach towels are not provided. We have full kitchens with pots, pans, cups, plates, cutlery, serving ware, etc.
The Rental Unit will be stocked with an initial supply of trash liners, toilet paper, paper towels, bath soap and dishwasher soap. Extra items needed are your responsibility to purchase or bring. Guests will need to provide their own paper items and cleaning supplies as well as any spices, condiments, coffee filters, dishwasher tablets and laundry detergent as well as other food items desired. A standard drip coffee maker is provided.
The initial supply of towels includes 4 of each for 1-bedroom units, 6 of each for 2-bedroom units and 8 of each for 3-bedroom units.
All our units do include a washer and dryer for your convenience.

Yes all of our units have an in unit washer and dryer. They are an appliance though and just as you could have a problem in your home, we can have a problem here. We will try to repair/replace asap. We can wash and/or dry your clothing and/or towels in our laundry room if the repair takes a while.

There is a convenience store connected to our parking lot.
Depending on physical limitations - there are restaurants/bars within walking distance.
Many of the grocery stores do have delivery service including Shipt and InstaCart.
Many of the restaurants participate in delivery services including DoorDash, Uber Eats and GrubHub.
When you need a ride - Lyft and Uber operate in the area.
All of our units have a standard drip coffeemaker. Some units do have Keurig or other specialty coffee makers also, but they are not guaranteed.
Check out time is 10 am.
- Please strip linens from beds that were used.
- Put dirty towels in bathtub.
- Put dirty dishes in the dishwasher and start it.
- Please do not start any laundry.
- Dispose of any trash and throw bag down the chute.
- Food/drink items not touched/eaten on may be left for the staff.
- Any chairs/floats/toys that you may have bought and cannot bring home, please bring downstairs to the planter near the covered parking area.
- And please let us know you have departed by either letting us know in the office, texting 850-225-6903, placing your parking pass and/or survey in the drop box.

We are like your home and problems can occur, we will do our best to resolve any issues as fast as possible.
Please allow 12 hours for the refrigerator to cool newly stocked items. Try not to open the refrigerator too often after stocking the refrigerator. If necessary purchase bags of ice to cool them.
