Winter 2026–2027 Property Improvements & Construction Updates
Updated November 5, 2026
At Nautilus Condominiums, we are committed to maintaining and improving our beachfront property for the enjoyment of our guests and owners.
The winter off-season is an ideal time for property improvements due to lower occupancy. While this means guests can enjoy quieter beaches and some of our lowest rental rates of the year, it also means there may be occasional daytime construction activity and noise.
We want guests to be fully informed about scheduled improvements before making their vacation plans.
Scheduled Projects & Guest Impacts
1. Swimming Pool Replastering
Anticipated Start: November 30, 2026
Expected Duration: Approximately 2 weeks
Guest Impact: Temporary pool closure
Our swimming pool will undergo replastering to improve its appearance and condition.
The pool will be unavailable during this project. Reopening will depend on weather, construction progress, and completion of the necessary pool preparation.
2. Beach Access Boardwalk Replacement
Anticipated Start: November 30, 2026
Expected Duration: Approximately 2 weeks
Guest Impact: Temporary closure of our on-site beach boardwalk
Our existing beach access boardwalk will be replaced with composite decking.
Beach access will remain available throughout the project. Guests can use our East side gate to reach the adjacent public beach access.
There may be daytime construction noise in the vicinity of the boardwalk during replacement.
3. Walkway Knee Wall Post Repairs
Anticipated Start: November 30, 2026
Expected Duration: Approximately 12–14 weeks
Guest Impact: Daytime construction noise and activity in various areas of the property
This project involves repairs to approximately 150 posts located along the condominium walkways.
Work will progress through different sections of the property rather than occurring in all areas simultaneously.
Depending on the location of work, guests may experience temporary construction activity and noise near their condominium.
4. Elevator Interior Remodeling
Anticipated Start: January 2027
Expected Duration: Approximately 1–2 days per elevator
Guest Impact: Temporary elevator closures
Both elevators are scheduled to receive interior upgrades.
The elevators will be remodeled separately, with the intent of maintaining access to one operational elevator during the project.
Guests may experience temporary inconvenience or longer elevator wait times while work is underway.
Additional Off-Season Maintenance
In addition to the projects listed above, individual condominium owners may schedule interior remodeling, repairs, or maintenance during the winter months.
These privately scheduled projects are not always known to the Association in advance and may result in additional daytime noise.
Important Information for Guests
- Construction schedules are estimates. Start dates and completion times may change due to weather, contractor availability, materials, or unforeseen circumstances.
- Daytime noise: Construction and maintenance activities may create noise during normal daytime working hours.
- Amenities: Some amenities or access areas may be temporarily unavailable as described above.
- Off-season rates: Our reduced winter rental rates reflect the possibility of maintenance and construction activity during this period.
We encourage guests to review this information when planning their stay.
